Notice of Sale - Tax Acquired Property

The Town of Frye Island through its Board of Selectmen is accepting bids for tax acquired property located at 821 Timber Road and described on the Town’s Lot Maps as 0821-60.  The property is being offered on an as-is basis, inclusive of contents, with no representations or warranties as to condition or suitability for any purpose.

Bids must be submitted in writing in a sealed envelope marked “Tax-Acquired Property 0821-60” to the office of the Town Clerk no later than 3:00 PM on Friday, June 22, 2018.  Late bids will not be opened or considered.  Bids will be opened and reviewed by the Board of Selectmen and Executive Committee on Saturday, June 23 at 9:00 AM at the Town Office. 

All bids must be accompanied by a deposit in the form of a certified check or money order in the amount of $5,000.00 made payable to the Town of Frye Island.  Any bid which does not contain the proper deposit will be rejected. The deposit of the successful bidder will be applied to the purchase price.  The Town reserves the right to reject any and all bids it deems at its sole discretion to be unacceptable.  Deposits of unsuccessful bidders will be returned upon completion of the sale to the successful bidder, withdrawal of the unsuccessful bid or abandonment of the sale.

The successful bidder will have 21 days from the date of the bid to complete the purchase.  Payment must be made in full at closing.  Bids that contain other payment provisions will not be accepted. The property will be conveyed by a quitclaim deed without covenants.

If the successful bidder fails for any reason to complete the purchase in time stated, the bid acceptance will be void and the bidder’s deposit will be forfeited to the Town.  In the event that a successful bidder fails to complete the purchase, the Town may at its sole option, accept the next-highest remaining bid, subject to the same conditions, or abandon the sale.      

Access to the premises for inspection will be made available on Friday, June 15 and Saturday, June 16, 2018, between 12:00 PM and 2:00 PM, by prior appointment made through the office of the Town Clerk.  Because of potentially hazardous conditions access will be confined to specific areas of the structure and will occur at the accessing individual’s own risk.  Individuals wishing to enter the premises for inspection will be required to sign a release of any claim against the Town for injury or harm arising from or related to entry or inspection of the premises.
